Iowa Rewards Veterans Who Buy a Home Here
Most veterans know about the VA loan. Far fewer know that Iowa adds its own benefits on top of it. As an Army veteran and Military Relocation Professional (MRP) REALTOR in the Des Moines metro, I make sure my military clients don't leave any of this money on the table. Here's what's available, who qualifies, and how to use it.
1. Iowa's $5,000 Military Homeownership Assistance (MHOA) Grant
The Iowa Finance Authority offers a $5,000 grant for down payment and closing costs to eligible service members and veterans buying a home in Iowa.
- Who may qualify: service members and veterans with at least 90 days of active duty during qualifying periods (including September 11, 2001 to present), certain injured service members, and surviving spouses of eligible service members.
- You don't have to be a first-time buyer.
- It works with Iowa programs such as FirstHome and Homes for Iowans, and in some cases with other financing approved by the Iowa Finance Authority.
- The home must be in Iowa and become your primary residence shortly after closing.
- Apply through a participating lender and get approval before you close. Funding is limited each fiscal year, so it pays to start early.
Rules change, so confirm current details on the Iowa Finance Authority's program page or with your lender.
2. Iowa Military Service Property Tax Exemption
Eligible honorably discharged veterans can claim a military service property tax exemption of up to $4,000 of taxable value on their Iowa home (for assessment years starting in 2023 and later). It's a one-time application with your local assessor, but many veterans never file it. Ask me or your assessor's office about deadlines and the form.
3. Disabled Veteran Homestead Tax Credit
Iowa also offers a Disabled Veteran Homestead Tax Credit that can substantially reduce, and in some cases fully cover, property taxes on your home for veterans with qualifying service-connected disability ratings. Eligibility and filing rules are set by the Iowa Department of Revenue and your county assessor. Check current requirements with them before you count on it in your budget.
4. Stack It With Your VA Loan
These Iowa benefits can work alongside the VA loan's $0 down option, no monthly PMI, and the funding fee exemption for many disabled veterans. Learn more in my VA loan guide for Des Moines home buyers.
