Using Your VA Loan Benefit in the Des Moines Metro

If you served, the VA home loan is one of the most valuable benefits you earned, and it works very well in the Des Moines housing market. As a U.S. Army veteran (2011–2014) and Military Relocation Professional (MRP), I help veterans, service members and military families use it to buy homes in Waukee, West Des Moines, Des Moines, Ankeny, Johnston, Urbandale, Clive and Grimes.

What Makes a VA Loan Different

  • $0 down payment for eligible buyers with full entitlement, so you don't have to save 3–20% before you buy.
  • No monthly mortgage insurance (PMI). Conventional loans with less than 20% down and FHA loans carry monthly mortgage insurance; VA loans don't.
  • Funding fee exemption for many disabled veterans. Veterans who receive VA compensation for a service-connected disability are generally exempt from the VA funding fee, which can save thousands at closing.
  • Competitive rates and flexible credit guidelines set by VA-approved lenders.
  • It's reusable. The benefit isn't once-in-a-lifetime; you can use it again when you sell or restore entitlement.

Step-by-Step: Buying With a VA Loan in Iowa

  1. Get your Certificate of Eligibility (COE). Your lender can usually pull it for you in minutes.
  2. Get pre-approved with a VA-experienced lender. Not every loan officer handles VA loans every day; experience matters.
  3. Make a plan before you tour. We'll map out your timing, monthly budget and target neighborhoods first.
  4. Write a strong offer. VA offers compete well when they're written correctly. I make sure sellers and their agents understand that a VA buyer is a strong buyer.
  5. VA appraisal and inspection. The VA appraisal checks value and minimum property requirements. I still recommend a full home inspection.
  6. Iowa-specific steps. Iowa uses an abstract of title and the seller's 558A disclosure statement. I'll walk you through both.
  7. Close and move in.

Stack Iowa Benefits on Top of Your VA Loan

Many Iowa veterans don't know that state programs can stack on top of the VA loan. Iowa offers a $5,000 Military Homeownership Assistance grant for eligible service members and veterans, plus a military service property tax exemption, and disabled veterans may qualify for additional property tax relief. Common VA Loan Myths

  • "Sellers won't accept VA offers." Well-prepared VA offers win in Des Moines every week.
  • "VA appraisals kill deals." Most VA appraisals go smoothly; knowing the requirements up front prevents surprises.
  • "I already used my benefit." You may still have entitlement left. Ask your lender.
